Today's real estate market is terrible. But; there are many ways to make your home more salable than many others. The best method is staging. This is a way of make the home more attractive to potential buyers; and it can help if your home needs some updating or re-organization! Here you will find all the information to make it easy.
This also is helpful if you just want to re-decorate your home.
Take a note pad and pen with you on your journey and take notes. The first thing to do is to look around your home. Go room-to-room and find all the things that are broken, not working or something you should have thrown out a long time ago. Write down the items for each room that need repair. This will give you an accurate record of what needs to be corrected.
Be sure to write these things down because you will forget!
Now that you have finished that chore start making any repairs and removal of junk or un-wanted items. This little bit of work may surprise you at how the home is starting to look...better.
Once you have completed that part of the project it is time to see which rooms need to be re-painted. Potential buyers like to come into a home that is clean and the walls (if necessary) need to be painted. Remove any wall hangings to see if the walls have faded or darkened with time. Keep the walls free of any pictures or items. This also makes the walls appear larger. Don't skimp on a few gallons of paint if it can bring you the sale.

Think of yourself as the home buyer. Would you purchase your home the way it looks? Be honest. If not...see what you would want changed as the buyer.
The next step is to de-personalize the home. This applies only if you are selling and not re-decorating. De-personalizing is done to make prospective buyers feel as if the house is theirs. Actually...it is - if you are selling it no longer (really) belongs to you.
Remove all photos and collections. Then clear away all items on the counters. This gives the counters more space appearance.
Be sure to remove all laundry and dirty towels in the bathroom and kitchen. And remember people look in cabinets and open closets. So; you will want to organize your closets and messy cabinets. Besides this will also make moving easier if you do it ahead of time.
Now it is time to clean the house. This includes dusting, vacuuming, cleaning the windows (if necessary), the bathrooms and making the beds in all rooms.
You want you home to be a showplace...after all you do want to sell it...don't you?
There is a rumor going around that fragrant spray in the house help. This is far from the truth. Most buyers will see this as a cover-up of something sinister. So avoid sprays. And avoid cooking fish or greasy foods before a showing. That smell will be devastating to any sale.
If you want a fragrance buyers will like try scented candles. Or; if you are inclined - do some baking. Everyone likes the smell of baked items. Leave some fresh baked cookies on the counter for the buyer's to enjoy while strolling through the house.
Another nice touch is music. No...not hard or classic rock...soft or classical music slightly playing in the background can help soothe stressed buyers.
Also keep the lights on if you have poor lighting or if the weather is bad. Buyers will not turn on the lights themselves and you can't rely on the realtors to do it for you. So...keep the lights on.
Next...we journey to the outside. Go to the curb and look at the house from the front. Any dead plants? Remove them. Building supplies or auto parts lying around? Remove them also.
How does the front of the house look? Can the front door use a new paint job? If so, buy a contrasting color (but not too bright or strong) to make the front door prominent.
Do all the windows open and are all the screens in good shape? Clean the screens and fix any broken windows.
Now go to the backyard and do the same thing. Get rid of all garbage and dead plants. Cut back overgrowths and mow the lawn.
Next location...the garage. This is probably the worst part of the house. You will want to organize it and remove any junk. Make sure the garage door opens and closes properly.
Now you have done the inside and outside.
I know you are probably thinking I don't have to do all these things. This is true. But; with the market as bad as it is you should do all these things because you are competing with loads of other people who are thinking the same things.
